We collect only the information we need to show you our homes, answer your questions, and manage your stay.

Information you provide to us

• Booking and reservation details — your name, email address, phone number, the dates and number of guests for your stay, and any notes or coupon code you enter when you request a quote or make a reservation.
• Inquiry details — when you use our contact or homeowner forms, the name, email address, phone number, and message you choose to send us.
• Payment information — card payments are handled by our payment processor. Your card details are entered directly into the processor's secure field and are never collected, seen, or stored on our own servers (see “Payments” below).

Information collected automatically

• Basic technical and log data — like most websites, our hosting provider records limited technical information such as your IP address, browser and device type, and the pages you view. We use this to operate the site, keep it secure, and prevent abuse.
• Essential cookies and local storage — small pieces of data your browser stores so core features work (for example, remembering the dates and guest count you searched). We do not use advertising cookies, and we do not use Google Analytics or other third-party tracking or profiling tools.

We use the information above to:

• Prepare price quotes and process and manage your reservation;
• Respond to your inquiries and provide guest support;
• Process payments through our payment processor;
• Send you communications about your stay — such as booking confirmations, check-in instructions, access codes, and checkout reminders — by email and, if you have provided your number and agreed, by text message (see our SMS Privacy Policy and SMS Terms);
• Operate, maintain, secure, and improve the website; and
• Comply with our legal, tax, and accounting obligations and enforce our agreements.

We do not sell or rent your personal information, and we do not share it for cross-context behavioral advertising.

We share your information only with the service providers that help us run our business, and only as needed to provide the services you request:

• Guesty — the property-management and booking platform that powers our reservations, quotes, and guest messaging. Your reservation details are processed in Guesty so we can manage your stay.
• Vercel — our website hosting and infrastructure provider.
• Payment processor (GuestyPay / Stripe) — to process your payment securely.
• Communication providers — to deliver the emails and text messages related to your stay or that you have requested.

We may also disclose information when required by law, subpoena, or valid legal process, or when we believe in good faith that disclosure is necessary to protect the rights, property, or safety of our guests, the public, or our business. If our business is sold, merged, or otherwise transferred, your information may be among the transferred assets.

Payments are processed by our payment processor (GuestyPay / Stripe). When you pay, your card details are entered into the processor's secure, encrypted field and are tokenized in your browser. We never receive or store your full card number. Our payment processor maintains industry-standard PCI-DSS security for handling card data.

We keep cookies to a minimum. We use only essential or functional cookies and local storage that the site needs to work properly — for example, to remember the search dates and guest count you select. We do not use these to track you across other websites.

We do not use advertising cookies, and we do not use Google Analytics or other third-party analytics or profiling services. You can block or delete cookies in your browser settings, though some features of the site may not work as intended if you do.

If you provide your mobile number and agree, we may send you text messages relating to your stay (such as confirmations, check-in details, and reminders). These messages are transactional, not marketing, and you can opt out at any time by replying STOP. We take reasonable measures to protect your personal information, including:

• Encrypted connections (HTTPS/TLS) across the entire site;
• Tokenized payments, so card data is never transmitted to or stored on our servers;
• Reputable, security-vetted hosting and service providers;
• Access to personal information limited to a need-to-know basis; and
• Rate limiting and abuse protection on our forms and booking endpoints.

No method of transmission or storage is completely secure, so we cannot guarantee absolute security, but we work to protect your information using these safeguards.

We keep your personal information only for as long as it is needed for the purposes described in this policy — for example, to manage your reservation and provide support, and to meet our legal, tax, and accounting obligations. When information is no longer needed, we delete it or anonymize it.

You can:

• Ask us to access, correct, or delete the personal information we hold about you;
• Unsubscribe from any non-essential email by using the unsubscribe link or by contacting us; and
• Opt out of stay-related text messages by replying STOP.

To make a request, contact us using the details at the bottom of this policy. We will respond as required by applicable law. Note that we may need to keep certain information to complete a booking you have made or to meet our legal obligations.

We do not sell your personal information, and we do not share it for cross-context behavioral advertising. If you are a California resident, you may contact us using the details below to ask what personal information we hold about you, to request a copy, or to request that we correct or delete it, and we will not discriminate against you for exercising these choices.

Our website and services are intended for adults. You must be at least 18 years old to use this website, and the minimum age to make a reservation is 24 for our homes (18 for the Bear Suites lodge units). We do not knowingly collect personal information from children under 13. If you believe a child has provided us with personal information, please contact us and we will delete it.

We operate in the United States, and the information we collect is processed and stored in the United States. If you access the site from outside the United States, you understand that your information will be processed in the United States, where data-protection laws may differ from those in your country.

We may update this Privacy Policy from time to time. When we do, we will post the updated version on this page and revise the “Effective Date” above. If we make material changes, we will take reasonable steps to let you know. Your continued use of the site after an update means you accept the revised policy.
