The terms that govern your stay with SoCal Vacations in Big Bear Lake.

This Short-Term Rental Agreement (“Agreement”) is entered into between SoCal Vacations (“Manager,” acting as agent for the property owner), located at 575 Pine Knot Ave, Big Bear Lake, CA 92315, and the guest identified in the booking confirmation (“Guest”). The Agreement governs the Guest's short-term occupancy of the rental property identified in the confirmation (the “Property”).
The reservation applies only to the check-in and check-out dates stated in the booking confirmation. Check-in is after 4:00 PM (3:00 PM for the Bear Suites lodge units) and check-out is by 10:00 AM local time, unless otherwise agreed in writing. Early check-in, when available on the day of arrival, is offered no earlier than 12:00 PM and carries a $99 fee. Late check-out up to 12:00 PM may be available at no charge subject to availability; departure after 12:00 PM requires booking an additional night.
Maximum occupancy is limited to the number of guests stated in the booking and must not be exceeded at any time, including day visitors, without prior written approval. Exceeding the stated occupancy may result in immediate termination of the stay without refund. The Property may not be used for commercial events, parties, or gatherings beyond the registered guests. The Guest who completes the booking must be at least 24 years of age for our homes, or at least 18 for the Bear Suites lodge units (units 1–6), and must be an occupant for the entire stay.
Payment terms are as stated at the time of booking. 50% of the total is due when the booking is confirmed, and the remaining 50% is automatically charged 14 days before arrival; bookings made within 14 days of arrival are charged in full at the time of booking. A non-refundable damage-protection (damage-waiver) fee applies to each booking and is disclosed before booking is completed. This fee is not a refundable deposit; the Guest remains responsible for any damage beyond normal wear and tear, excessive cleaning, missing items, or rule violations.
Cancellations made at least 14 days before check-in receive a full refund less any non-refundable fees; no refund is provided for cancellations made within 14 days of check-in, and no refund is provided for no-shows or early departures. Travel-insurance, damage-protection, and processing/administrative fees are non-refundable regardless of the reason for cancellation. This Agreement must be completed and signed within 24 hours of booking; failure to do so may result in cancellation without refund if the cancellation window has passed. The cancellation policy applies from the moment the reservation is confirmed, not from when this Agreement is completed. Reporting an issue during the stay does not entitle the Guest to cancel or receive a refund. The applicable policy is presented to the Guest before booking is completed.
Access instructions will be provided prior to arrival. Guests must check out by the stated time, leave the Property in reasonably tidy condition, dispose of trash as instructed, start the dishwasher, and secure all doors and windows. Failure to check out on time may result in additional charges.
Guests agree to abide by all posted house rules, including but not limited to: no smoking anywhere on the Property (indoors or outdoors); no parties or events; observance of quiet hours (10:00 PM–7:00 AM); responsible use of hot tubs, fireplaces, and appliances; and compliance with all HOA and community regulations. All trash must be taken to one of the City's local trash sites; a disposal fee applies for any trash left on the Property. Violation of house rules may result in termination of the stay without refund.
Pets are permitted only at properties expressly designated as pet-friendly, with a maximum of 2 house-trained dogs, and only with prior authorization from the Manager. A $125 pet fee applies and is disclosed before booking. Guests are responsible for reporting and paying for any damage or additional cleaning caused by pets. An unauthorized pet, or a pet at a home not designated pet-friendly, will result in a minimum $1,000 fine and eviction without refund.
Smoking and vaping are strictly prohibited anywhere on the Property, indoors and outdoors. Evidence of smoking will result in a cleaning/ionization/remediation charge of $1,000 and possible termination of the stay without refund.
Big Bear Lake enforces noise ordinances. Guests must keep noise to a respectful level and strictly observe quiet hours. Repeated or egregious noise violations may result in fines (potentially assessed to the Guest) and termination of the stay.
Guests may park only in the Property's designated spaces and must not exceed the number of spaces listed for the home. Street parking is not permitted. Improperly parked vehicles may be towed at the owner's expense.
Guests are responsible for the Property and its contents during their stay and will report and pay for any damage beyond normal wear and tear. Guests use the Property, including hot tubs, decks, stairs, and recreational equipment, at their own risk. To the fullest extent permitted by law, Manager and the property owner are not liable for personal injury, illness, or loss of or damage to personal property.
A cleaning fee is included in the booking total. Guests are expected to leave the Property reasonably tidy. Excessive cleaning needs, including but not limited to extensive mess, may result in additional charges.
Big Bear is a mountain destination subject to snow and seasonal road conditions. Guests are responsible for safe travel, including carrying tire chains or using appropriate vehicles when required. No refunds or credits are provided for weather conditions, road closures, power or internet outages, nearby construction, natural events, or evacuations. Neither party is liable for failure to perform due to events beyond reasonable control (acts of God, natural disasters, road closures, governmental orders, utility outages, etc.).
This Agreement is governed by the laws of the State of California. The parties agree to mediate any dispute arising under it before resorting to court action; any dispute that proceeds shall be resolved exclusively in the courts located in San Bernardino County, California.
By completing a booking, the Guest acknowledges that they have read, understood, and agreed to be bound by this Agreement and all associated house rules and policies. A separate Rental Agreement must be e-signed within 24 hours of booking and includes government-issued ID and identity (selfie) verification. At check-in, the Guest must also sign the City of Big Bear Lake Good Neighbor Policy. Failure to complete the required documentation within the given timeframe may result in cancellation without refund.
