The arithmetic on a group trip usually points the same way. Splitting eight or twelve people across separate units means separate check-ins, separate driveways, and a group that spends the weekend texting each other about where to meet. One house with 5 or more bedrooms costs less per person than the equivalent hotel rooms and keeps the trip in one place — which is generally the reason the group organised it.
These 16 homes run from 5 to 7 bedrooms and sleep up to 16. That covers the range from two families sharing to a reunion, a milestone birthday, or a company offsite that wants a kitchen and a fireplace instead of a conference room.
Bed configuration matters more than headline sleeping capacity. A home that sleeps 16 does not necessarily do it in 7 real beds — sofa beds and bunks count toward the number, and whether that works depends entirely on who is coming. Each listing spells out its bedrooms, beds and bathrooms, and the bathroom count is usually the constraint people notice too late.
Parking is the other one. Big Bear's residential streets are narrow and winter brings snow-clearing rules, so a group arriving in four cars should check the driveway before assuming. The minimum stay is two nights, and longer over holidays and special event dates. The big dates in Big Bear go early — Christmas, New Year, Presidents' Day and the Fourth of July are usually gone months ahead. If your dates are fixed and the group is large, booking early is arithmetic rather than a sales line: there are only 16 homes this size in our portfolio.
There is no extra-guest fee, so the price does not climb as the group fills the house. The maximum occupancy is a hard cap, though, not a guideline — it is set by the home's permit and septic capacity, and exceeding it puts the property's rental licence at risk, which is why we enforce it rather than negotiate it.
Worth being direct, because large houses attract the question: no parties and no events of any kind, at any of these properties. That includes weddings, receptions and anything with a guest list beyond the people booked into the home. Every property is also strictly non-smoking.
This is not a formality. Big Bear's short-term rental rules are enforced by the city and by neighbours who report noise, and a single event can cost an owner their permit. If you are planning a celebration, a large cabin is a fine place for the family to stay — it is not a venue, and we would rather tell you that now than at 10pm on the night.
